CURRENT OWNER SEARCH:

If you need to check all liens, mortgages, judgments on the property from last property purchase to current date - Current Owner search is what you need. Current Owner Title Search is ideal for foreclosure auctions, pre-tax auctions, short sales, by-owner transactions, refinance, checking for clear title. You will receive a Title Report on all outstanding mortgages, liens and judgments recorded against the property and current owner(s)

Current owner search involves searching for the details of the present title holder of the subject property and the latest deed with consideration.
Search done by searching from the current date backward.
Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured. 
This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions, and pre-tax auctions.

 

A Two Owner Search is a search that provides the current vesting deed and all deeds leading back to the deed prior to the out-of-family deed. Also included are copies of any open mortgages and assignments against any owners found, any judgments and liens against those owners, and also tax assessment and current tax information including any delinquencies

  • Two-Owner Title search is for the last two owners in the chain of title of the subject property. 

  • Search done by searching from the current date backward. 

  • Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.  

This search is usually done for origination of Home Equity transaction, short sale, foreclosure auctions, and pre-tax auctions 

TWO OWNER SEARCH:

FULL SEARCH:

A Full Search is a search that provides the current vesting deed and all deeds leading back 60 years or to a developer. Also included are copies of any open mortgages and assignments against any owners who have had ownership of the property in the past 60 years, any judgments and liens against those same owners, and also tax assessment and current tax information including any delinquencies. 

  • Detailed full Title search on Current and Previous owners. 

  • The search should include all names in the chain of title and should report liens and judgments for all     owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.

  •  In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search must be reported as exceptions, unless properly disposed of.

  •  Includes searches related to property lien, easements, CC&Rs, i.e., covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property. 

  • Full historical searches up to 60 years or per state statute.

UPDATE SEARCH:

An extension of a title search to verify that no liens have been filed against the property between the time of the original title search and the recording of the deed or mortgage.

Update on Tax info from last effective date.

Any and all newly recorded instruments from last effective date.

TAX SEARCH REPORT:

This report reflects a search of the public records including the tax year, method of payment (annually or on an installment plan), tax identification number (and parcel identification number if different), date of payment, amount due if not paid, prior years taxes due, assessed value of the land and building, and property tax exemptions (if any). This report does not include any copies.

Judgment Search:

Review the index and check if there are any Judgments against the borrower using the appropriate tools.

 

Bankruptcy searches:

Review the index and check for any Bankruptcy filed by borrower using the appropriate tools. 

 

Lien Clearance: 

Verify if there are any closed liens showing on title and request for release / paid in full letter. Request judgment payoffs.

Mortgage & Deed of Trust:

To Check Open Mortgages / Deed of Trust which is related to given property, and additional documents which include assignment, modification, subordination, substitution of trustee, and upload the search docs in the file.

Record search & Title Examination: 

We research the subject property using our Title Plant Databases and other resources. Our experienced title examiners are the key to providing the client with a useful, accurate preliminary title policy or other report. We begin the review by making a technical analysis of the documents of record. We make an interpretive analysis of all recorded matters to evaluate their impact on the title to the property. We then create a draft preliminary title policy or other reports as requested.

Commitment Typing:

Typing present year paid/due/delinquent taxes accordingly, Vesting information, Chain of Title, Open encumbrances, Legal description as per the latest available surveyed records.

Assignment Search:
To search for the assignment chain on the target/mentioned mortgage and to list the chain of assignments and all the associated documents of the mortgage.

​

Easement Plotting:
Plotting the easement that has been on the property in question and to show the same on the plat map, our engineering team refers to the latest plat map and compare it with the legal description of the property along with the easement legal description.

Indexing:
To Index all the recorded documents by the name of the document, recording info, Grantor and Grantee along with a short legal description.

​

e-Recording:
To check and validate the documents that are yet to be recorded in the county recorders office and index them to the recording application.

​

Abstracting Services:
Few of the searches needs a ground searcher help or a personal visit to county recorders offices to check on the documents that are inaccessible online or with any plant searches. We have ground searchers located in all the counties and will be able to deliver the searches on time.
